Minder & Associates Engineering Corporation (M&A) did the boundary and topographic surveys prior to filing the rezone applications as the owner's representative. This project was the first project in the urban enclave east of Interstate 75. M&A assisted the owner's representative in the application, exhbits and presentations before the Sarasota County Planning Board and the Sarasota County Commission. M&A, also, assisted the owner's representative and attorney in the preparation and wording of the development order.
M&A worked with the developer to prepare the land plan for the ultimate 321 single family lots. Since a large part of the site was located in the flood plain, compensatory storage had to be provided in order to fill the site about four feet on the average and to bring it up out of the flood plain. In order to provide adequate compensatory storage and to provide fill material over sixty acres of lakes was created. Using AutoCad software each one of the lots was laid out so that every lot backed on to a lake and had lake frontage. The site itself was also flat and two preliminary sanitary lift stations had to be designed and located. Sarasota County required a club house and tennis courts, which were also and located on the land planning site plan.
After the land plan was completed and approved, M&A prepared the final design construction plans for the on-site engineering design which include sixty acres of lakes for compensatory stormwater storage and to obtain an earthwork balance over the entire site.
M&A prepared the engineering design with all of the drawings prepared on AutoCAD and used AdICPR for pond routing and drainage calculations, Cypernet for watermain and fire hydrant calculations, and Softdesk for all earthwork calculations.
M&A obtained all of the permits including the dredge & fill permits from the Department of Environmental Protection, the environmental permits from the Southwest Florida Water Management District (SWFWMD), the Florida Department of Environmental Protection (DEP), and the Army Corps. Of Engineers (ACOE).
M&A obtained the sewer & water permits from the Department of Environmental Protection (DEP), the Sarasota County Health Department (SCHD) and the Sarasota County Utility Department (SCUD).
M&A obtained the stormwater management permits from the Southwest Florida Water Management District (SWFWMD) and the Sarasota County Transportation Department Stormwater Division.
To provide access to the site the developer agreed to construct one mile of Iona road from Palmer Boulevard to Bee Ridge Road in the final development order. M&A then prepared the final construction plans, specifications and right-of way maps for the west 24 feet of roadway for Iona Road. The Stormwater treatment and retention was designed using the road side ditches for infiltration with stormwater discharge above the twenty five year twenty four hour storm to the adjacent wetlands.
M&A designed one (1) mile of sixteen inch ductile iron watermain and one (1) mile of twelve (12) inch sanitary sewer force main along Iona Road from Bee Ridge Road to Palmer Boulevard for this project's off-site improvements for this project.
